$800 a month for a 3/1 home in that zip code is way too low.  If you loose the tenant there is no shortage of great tenants in that area.  I have a waitng list. It sounds like you made a good investment weather you go up on the rent and keep the home or sell while prices are so high. If you sell and want to buy a rental home in county areas near Huntsville where the price has not inflated so rapidly, those area rent very well. Let me know if I can help.

Once you have developed a relationship with your contractors and trust them you will be able to coordinate the contractors and tenants without making the trip.

The market was terrible in Decatur just a few years ago. However overflow from Huntsville has changed that. Sadly the industrial plants along the Tn. River in Decatur have polluted the water so badly that it smells terrible and you can’t eat the fish from the River. Decatur has the highest crime rate in North Al. But that’s still a lower crime rate than most of the cities of its size in the nation.

As an investor specialist and investor myself I would not buy or steer clients there until the past two years. Decatur is a nice little city. I’m happy to say that I feel comfortable investing there now. I would still be careful of location. I will let you know if I am able to find storage units available to purchase.

It's so hard to find a house to flip when the market is so hot. People are paying so much for the homes that need rehab becuase even use buyers are biding on those. 

I found an off market deal that takes a true rehab specialist. The profit will be aprox. 30% rate of return. I love this kind. It's practically a rebuild. 70's house that hasn't been touched since the 70's and needs foundation and structural repair. It will take a lot of cash and work. I've done many of these over the years. This is the first one I have found in a while. Not sure if I should take on a partner with cash or try to get hard money lender. Purchase price $165,000 Rehab $150,000 ARV $425,000 Average days on the market in the subdivision are 4. Crazy hot market in Huntsville

I would like to know if anyone has actually made contact with the lenders they list and if it was a successful connection? I am thinking of joining private money goldmine.
