My name is Jake Bryant. I am from Austin, Texas and local investor. I just settled the LLC. My goal is find distressed property for fixing and flipping the house. I had called different HMLs and they would have to look at my credit score. I am little bit of confused that I read different books about HML- they would not look at my credit score. I assumed I found wrong HMLs. Where to look HML to not look at my credit score? Any feedback or advice?

I know the market got hot for flipping properties, but still I would like to ask these questions so I can understand how and what everyone is doing.

Questions for active rehabbers.

1. Are you currently active on flipping properties even on this market in Austin? And how often do you flip houses?

2. And what are the most important things I need to do in order to flip properties still even on this housing market?
3. How can I get enough local market research?


I hope I have to do enough local market research to feel confident enough to give yourself the "green light"!

Hello, 

Let me tell you a little bit of story about myself. I run a cleaning company-small business in Austin ten years with my wife. I worked one of my clients at construction business and studied them for fix and flip. I decided to invest in some educations, met some investors and build my strong financial. I went through a program for fix and flip. I kept looking for networking and wanted to learn more about current market through local meeting. Neither of them didn't help me understanding about the market. What was my understanding about these houses are overpriced  and at low inventory in Austin Metro. Hard to find deals and purchase house at peaking in the housing market. 

I wanted to ask you some questions for you, Experienced flippers 


Where did you get discounted properties from? Through MLS or Wholesaler or Marketing? Are you investing in different locations?

Long distance investing in states? 
How did you decide the location- would fix and flip houses?
