Hey all,

Beginning to pursue off-market deals and wanted to hear some favorite strategies in finding them or tools for the process or just gerneral advice. I have had some success in sending letters and directly calling but wondered if there was better methods to tackle the beast. We are targeting distressed properties, that are non-owner occupied.

Hey all, 

I'm a RE investor in Grand Rapids, MI who is starting to scope out the commercial investing world. Recently I have come across an awesome deal here in GR that involves a commercial space with 2 extra residential units attached AND offering seller-financing. I've ran all the numbers and it is an awesome opportunity (espeecially with the location) but I do not have the cash to put into the deal. I'm new to the partnership world and have never worked with another investor to have them bring the cash to the table. Does anyone have any tips to find partners for deals like this?

Hey all!

So I am about to close on my first buy & hold property and am already looking into how to start my next deal. My biggest concern at this point is financing. I work part-time job but a lot of my income comes from freelance and sidework jobs. I am worried that my debt to income ratio will prevent me from qualifying for a second mortgage. Does anyone have any advice or methods they used when first starting off?

4B2B Single family innvestment property purchased with an FHA 3.5%DP loan to keep my cash in deal low, with a high return. Plan to house hack and add value while saving for my second property. Will rent for $450-$500 a bedroom once it becomes a full-time rental.

So I am very new to real estate investing and I am looking for ways to creativly finance my deals. I am currently in the process of getting a conventional loan (FHA wasn't possible) for my first deal so I can house hack and live for free. However, I've been looking into seller financing recently and it has caught my eye because I currently do not have a lot of credit/a large pile of cash to fund other deals. I'm curious to hear how other investors approach seller financing deals and how they set them up. I understand the basics, make sure the home is owned completely by the seller, explain why it's beneficial for both parties, etc., but that is where my knowledge ends. Any tips or strategies or stories would be beyond helpful.
