Hypothetically Speaking/Lease Options

We live in Brooklyn Ny and we have a lot of 2-3 Family Homes here how would a Lease Option work for them? Don't get me wrong there are also Single Famliy Homes too, but what if we have a motivated seller and they own a 3 Family House. How would we structure the deal? Could someone give me an Example?
