When should I look for a buyer?

I’m about to wrap up a flip in a couple of weeks, but I’m interested in trying to lock in a buyer before the rehab is done. The reason being is to not waste time. Is it normal to reach out to agents/folks letting them know that I’ll have a property available soon? Or should I just wait till the project is complete and then market it?

Yes it's normal. Here in our market we can do Pre MLS til it goes live you just can't have showings. Having showings during rehab could turn some buyers off so approach it like a new build. The benefit for a buyer coming in to look at the last few weeks is they can pick the finishes that would help sell it before it being done.
