My partner does construction and I’m a realtor in CA. We’re looking to acquire commercial properties (5+ unit apartment complex) in Kansas City Missouri. We need help on getting loans up to 1,500,000 and creative structuring on down payments.

Hello all,

As I move into my own real estate once endeavors and learn about DSCR loans, Private and Hard Money I try to spread this knowledge to Real Estate clients of old.

One client has a duplex here in Oakland and is wondering about refinancing. Is conventional refinance his only option or could he use other options to pull out equity without looking at 8% rates? 

Any thoughts are greatly appreciated! 

@Travis Biziorek I haven’t made a move yet as they’re taking a long time answering my questions. Looks like they got the property for well below $300k, put a crown on a clown and tried to call it a king. I’ll move forward if they answer my questions and come down to $450k. If they do, I’ll let you know. Thanks for looking out!

Hi all, I've been trying to lock down my first deal and have come across a renovated, 14 unit building in Detroit. The initial price a few months back was $700k but the seller is motivated and is down to $520k. This would be my first deal and I've been searching for financing for the deal for the last few hours. Open to all lending opportunities DSCR, PML, HARDMONEY? I've attached the rough numbers the seller sent me and am waiting on an updated pro forma.

@Darian Wolffe I have come across a couple, but haven’t been able to find my first deal yet to use them. Congratulations on your duplex! Oakland is a good place to invest and I’m sure I’ll come across something shortly.

I’m the Bay Area and am wondering if there are any title companies in Northern California that are well versed at seller finance deals and sub to’s? Spoken to some traditional one like Fidelity & my contact there can handle seller finance paperwork but she isn’t knowledgeable on sub to deals
