@Will Barnard these tenants been there for over 10 years, its a 74k loan after putting 19k down. Taxes and insurance included in the loan. Needs 20k rehab that is not urgent at all. The area is perfect for a renatal and it has big potential in rent increase and appreciate.

I know i should calculate this with vacancy, maintenance and other stuff but in the long run i know this is worth it and i will not spend money out of my pocket to keep this duplex.

I also talked to one of the biggerpockets members who is a successful investor and he said its a good deal.

@Chad Duncan my mortgage includes taxes and insurance and it has a new roof and it doesn't need too much work. Plus the area is getting better every year so it has potential for higher rent and appreciates in value

@Chad Duncan by the way based on the numbers that i posted do you think this is a good deal ? I feel confident it is but someone told me it might not work.

My mortgage is under $500 and it makes $900 in rent

@Chad Duncan my agent is pretty good at it and he has rentals too im sure he will give me some good advice. I wrote here to see different opinions so i appreciate your advice 👌

@Curt Davis the rent goes $600-$700 if i fix it up also the area is getting better and the city has plans and new construction coming, in 5 years that duplex could be worth 200k and higher rent

@Chad Duncan so i can hire a manager just for an hour or something to talk to my tenants ? That sounds like a good idea. I just felt sorry for the upstairs tenant, he was an old man with a walker and I don't know whats his situation.

I wanna raise the rent at least $550 or if i fix it up $600

Hello again,

Im just closing on my first deal, its a duplex and i got it for 93k with 20% down.

1 bed 1 bath fully occupied, units pay $450 each on a month to month lease.

It already cash flows $400 but if i rehab for 15-20k i can easily rent for at least $600 per unit.

I never had to deal with tenants before and i wouldn't feel good if i had to evict them.

What would be the best solution for either the duplex or the tenants ?

I'm finally closing on my first deal, a duplex 1 bed 1 bath each unit.

Both units occupied and they pay $450 each.

I bought it for 93k and it needs 15-20k rehab.

I can leave it as is and cash flow $400 a month or i can fix it up a little and make $600 on each unit.

My problem is that i never had to deal with tenants before and i don't feel good if I'll have to evict them.

Any opinions ?

Hello everyone

Finally about to close my first deal in this crazy market. Found a duplex for 99k and was able to negotiate it down to 93k. It may need a little work, probably 10-15k rehab but both units are occupied on a month to month lease.

Tenants pay $450 each but rent in that area is at least $600

I will check it out tomorrow with the option to back out of the deal if i don't like it but even if it needs some work i think this is a good deal.

Any thoughts ?
