What are the best issues to rehab to maximize cash out refi

For a single family house, outside of adding SF or bed/bath, what are some rehab ideas that would carry the most bang for the buck in preparation for a cash out refinance? I'm concerned about sucking the max capital out of it more than I am on cosmetics or attracting tenants. Thanks!

Kitchen and bathroom renovations generally increase the value most.  It is imperative that you coordinate with your refinance lender ahead of time.  Most conventional loan programs require you to hold the property for at least 6 months, but usually 1 year after the purchase date before you can do a cash out refinance.
