Thanks for the input folks :) This is my primary residence. I've been here for 20+ years but only now getting the bug for real estate investing. I have a new HVAC, newer roof and adding siding would be the top hit that I'm looking at. It's a sellers market around here right now with supply not meeting demand. My ARV according to area comps is about $120K more than my current mortgage. I'm in the process of replacing the flooring in the main living area, patching walls and re-painting. The bath/kitchen upgrade is possible within my current budget and it sounds like that's where my next focus is going to be. I wasn't sure if new appliances would help the appraised value, but it sounds like I can meet with the lender and run through those scenarios up front to see what they'd recommend.

My goal is to use the cash out refi to create capital that I can roll into a BRRRR to begin with the buying of a new property. The more of a bubble I can pull out of this one, the better my launch for the next purchase. Thanks again, good info :)

For a single family house, outside of adding SF or bed/bath, what are some rehab ideas that would carry the most bang for the buck in preparation for a cash out refinance? I'm concerned about sucking the max capital out of it more than I am on cosmetics or attracting tenants. Thanks!
