Fireplace or no fireplace

Bought a 1980 ranch style house with 2 fireplaces side by side one facing the LR and one the kitchen. The wall divides the kitchen/family room from a formal living/dining room.

The more modern look is to be open with kitchen and other rooms. Removing the fireplaces and this wall could modernize the place.

There was a fire from a fireplace so removing a fire source not a bad idea if I keep as a rental. Checking my options at this point. This could be a flip too. It could be redone into a really nice place with a large lot and I could even live there.

If your going to flip I would keep the fireplace, adds value, retail buyers interest and especially if your going to live there. Think how nice it will be on cold winter day to have it.

Rental, they will find away to burn it down.
