Financing a Fix and Flip

I am try to get in to real estate investing and more specifically Fix and Flipping. I have good credit (but have a few loans) and I have the construction background to complete the majority of the fix up myself (the sweat equity). The problem I am having is finding financing to buy my first fix and flip property. Either the bank won't lend me enough money because of other debts or private lenders need too much money down and I would still have to provide fix up costs.

Any advice is greatly appreciated.
