Hey guys. My sister was renting an apartment in downtown Denver. Per the lease, the leasing company had 60 days to return her deposit. She just received a letter from them, 71 days after stating that they are not only keeping the deposit, but she owes them money. Can they do that past the 60 days? And if so, do they have to have documentation on the supposed damages they took out of the deposit? Thank you

Thank you @Nathan Gesner and @Marshall Easlick for the great information. I will definitely have to check out narpm.org. I will also be contacting Henderson Property Management. Another option I am weighing is Renter's Warehouse. I am using them for a rental I have in Denver and have been pretty happy with them so far. The biggest advantage would be lowering their monthly fee by having 2 properties under management with them. I have a few months before the lease is up, so I have some time to research. Thanks

I currently have a townhouse in Fort Collins, CO and I live in Denver. I have had the same renters for the past 5-6 years and I have been self managing it. The tenants are now talking about moving out at the end of their lease. I am considering hiring a property management company to take over the property now. Does any one have any suggestions/referrals for good property management companies in Fort Collins? Thanks

I am looking at working with Roofstock to purchase a property there. So they have a property management company in place to work with. Roofstock has been very helpful in the search so far.

I live in Denver and am trying to grow my buy and hold portfolio. With the current market here I am looking in to the mid west. I came across a property in Kansas City, MO. The numbers look good and cashflow. Does any one have any experience investing in KC? Or have any advice investing in KC?

Thank you everyone for the great feedback. @Christopher Derr I have family in the Des Moines area and in northeastern Iowa. But I would probably be leaning more towards the Des Moines area since there is a stronger economy with bigger corporations in the area. I am looking at somewhere around $100k, single family, 3 bed 2 bath.

I live in the Denver Metro area and just got my first rental property. I am looking to acquire more, but with my price range and the Denver market it is hard to find deals that work right now. I am exploring the options of buying outside of Colorado and specifically in the midwest. I have family in Iowa, so I am somewhat familiar with that area. Overall I am having a hard time deciding where to start looking. Any feedback on areas to start looking at would be much appreciated. I would lean towards something that is rent ready, but not afraid of a little sweat equity. I am using a property management company on my first property and would probably look in to doing the same especially with it being in a different state. Thank you

I am looking to get in to rental properties by buying a condo. A lot of the condos in my area are restricted to cash and conventional financing only. I am able to buy it with conventional financing and after running the numbers they will cashflow every month. But should the non FHA financing be a concern for resale in the future?

I am trying to get in to real estate in the Denver Metro Area. Looking to buy and hold a single family or condo in the $150k-$175k price range. Where are the best places to start looking?
