Pre-Occupancy Issue During The sale

Hello all,

I need your help with a Pre-Occupancy Issue. I put my new renovated house under the contract and the buyer request a Pre-Occupancy which my agent recommended and I agreed.

before agreeing to Pre-Occupancy Agreement the buyer lender Assured buyer loan is good standing and final steps of approval so we agreed Pre-Occupancy and the buyer moved in, long story in short. buyer didn’t get approved with 2nd extension and we tried help him with another lender with  but   same issue. 

We served letter as in resales agreement stated to empty the house in 5 days and after 5th day we severed also letter through the letter attorney to leave. 

The buyer and buyer agent are very fony and difficult to deal and communicate and keep lying us around. 

Since this is not a typical a lease Agreement or tenant issue how can I evict these people from my home ? The house is Virginia wood bridge

Hire a local landlord/tenant attorney and pursue an action for Unlawful Detainer.
