Hey. Just wanted to share some pictures of a recent rehab we did. The place was originally rented out for $400. Smelly, cramped, dirty, and did I mention smelly? 

Well, we went in and knocked down the walls since there were some visible mold damage. Installed insulation, opened up the wall between living space and kitchen, added some electrical, moved the water heater from kitchen to bathroom, added washer/dryer, and some other stuff. All of this was DIY with some help of a friend who was a licensed electrician and plumber.

Now, on the market for $950 and getting inundated with requests and applications. It's a 2/1 in the San Soucci, Greenville area btw. I'm ready for the next step, and excited to keep learning and more importantly, keep doing.

Anyone have any tips on how and where I should find a copy or example of a lease agreement? What would you say is most important to put on a lease? Thanks!

This looks awesome @Hung Nguyen! Great job on the rehab. Regarding your question about lease agreements, there are a lot of important things you'll want to include, and some of that will of course be specific to the area you are in, and the type of property you're leasing. Here is an old forum post that has some great points:

You can also do a quick internet search for state-specific templates to get a general idea of what to include. Of course I'd advise against taking a random template off the internet to use as a lease, because it may not be up-to-date with local laws, may not cover every area applicable to your leasing needs, etc. But, they can help give you a starting point.
