Maybe I wasn’t exactly clear on my post, was more looking for ways to prolong having to pay the taxes, by continuing to purchase property with the capital gains made with the property.

At the end of the day you will always have to pay taxes, just hoping not to have to pay every time I’m looking to transfer funds into a larger investment.

Any idea if you just transfer funds to a different property if taxes are paid? Or just when cashing out on an investment?

I hear about all these ways to avoid taxes in America with tactics such as 1031 exchange but how do we do that in Canada.

I would double check the type of wiring they used aluminum wire or knob and tube for very old properties were and it can be hard to get insurance and if you can it may be expensive.

Check the type of heating, electrical can be expensive but if the tenant is paying for the utilities it’s not much to worry about.

Gatineau seems to have a lot of properties up for sale recently and I’m not sure why, I’d ask around about rental laws and regulations as I’m not to familiar.

My best bet would be to speak with a broker then I take it, anyone know of a good one in the Ottawa area with some knowledge in real estate investing? Was not a huge fan of the person we originally went with he didn’t seem hungry enough for me.

The single home we’re looking at is roughly 1200sq’ and 400,000 the area is built with lots of amenities and word on the street is there will be lots more to come in the next 5-10 years. Durability is a big factor as we are considering holding long term.

New to BP forum, so be nice ;)

The better half and I just purchased our first home about 6 months ago with a very large down payment, at the time I didn’t have real estate investing on my mind but now I’m looking for some extra income. I have helped a past friend rehab 2 of his previous homes and we/he was able to get over asking when selling... huge bonus! Now he is looking to help me get some real estate to fix and flip for myself, to finance the deal i was thinking that a cash out refi would be my best option and to keep my pocket money for any unexpected problems. However I have two questions hoping this community can help with

1. Living in Ottawa Ontario Canada what are the guidelines for getting a cash out refinance

2. When rehabbing the place what are the most sought after upgrades for example kitchen/ bathroom?

I have found one place that seems like a good candidate but it doesn’t have a garage. Living in Canada with harsh winters is that something that could break a deal for anyone? No other houses on the street have one so putting on in seems useless to me... thoughts?
