Flippers - are you buying home warranties?

Renovation is nearly done and I’m almost ready to sell. A few people have asked if I’m going to buy a 1 yr home warranty for the buyer. I’ve never bought one before but all my properties till now have been buy and hold rentals. So I’ve never looked into home warranties. Any info and advice on home warranties appreciated.

American Shield is the most popular one I have seen in listings. It's more piece of mind for people. I think it is warranted with a certain price min. - for our brokerage is $550+ but depends on your market. It does make the process better when you can tell the emotional buyers that everything they're fretting about will be covered by someone else post transaction. That's the damn thing about insurance - it's something you buy hoping you'll never have to use.
