Thanks for the replies.  Yeah Wayne it appears to me that many of these "occupied" houses are vacant.  They start off showing 4-5 pictures of the exterior/street only and then closer to the auction date, some come back with interior pics.  It makes me assume that it became vacant through the process.

Like looking at these pictures would you assume it's vacant even though it's listed as occupied?

Thanks, would you recommend just driving by and sitting outside for a few minutes or actually trying to look inside or knock to see if anyone is there?

Looking at a few auction.com properties and had a question.  Many are being advertised as occupied but the have interior pictures that look completely vacant.  Typically occupied properties will just have exterior and street pictures. What are the chances they are truly occupied if there are interior pics and it "looks" vacant?

Hi I have a rental that is owned free and clear that gets $1700/mo. I would like to tap into the equity without doing a cash-out refi. I am interested in a HELOC product where and I can borrow and then payoff when my projects are completed but my DTI is already in low 40%s. Is there a HELOC product similar to a DSCR loan that will look at the income instead of my personal situation? I have a 750+ credit score, good monthly income and $300k of equity in my personal house but have already been denied for a HELOC on my primary house because of DTI.

@JamesSestito I ended up using financing.  If I did owner financing on this one I would have done financing on the repair amount so I just did financing on the repair and buy through my normal guy.

I used to use them but the deductibles were outrageous when I tried to file a claim.   Went with a local hazard company,  that was just as fast and had smaller deductibles and better customer service.
