First rehab project questions
We are in the process of negotiating what it seems to be a good deal to flip. We have a few question and would appreciate some guidance.
Do we need construction permits if we GC ourselves?
Any info regarding contracts to subcontractors?
When do we have to bring something fully up to code? I.e electrical/plumbing
If construction is not permitted, will we have problems selling?
Do we need a contractor license if we GC ourselves?
How do we acquire or find out which permits we need to repair, construct or change part of a house? City/county permits?

Do we need construction permits if we GC ourselves?
Depends on your local building codes and the scope of work of the project. If you are only doing a cosmetic rehab with new paint, flooring & fixtures you may not need a permit at all, but it all depends on your local building department's rules and regulations. Call your local building department, describe the scope of the project and ask if/what permits are required for your project.
When do we have to bring something fully up to code? I.e electrical/plumbing
Ask you local building department. I personally replace old knob and tube & aluminum wiring with new copper wiring, and replace old galvanized water piping whether it's required by code or not.
If construction is not permitted, will we have problems selling?
Yes, if you make repairs to the property without puling permits (when permits were required by local codes) you will have to disclose that information on your Seller's Disclosure which could make potential homebuyers question the quality of your rehab, which will inevitably lead to discounted offers or buyers completely walking away.
How do we acquire or find out which permits we need to repair, construct or change part of a house? City/county permits?
Same as all of the other permitting questions, contact your local building department. They will tell you which permits you need to pull for the project (if any).
