realtor getting general contractor lic to flip homes , worth it?

it is worth it to get a general contractor license being a realtor ? or it is just better to hire a contractor in terms of liability and headaches pros - cons .

That can be a great combination if you know what you’re doing and have construction experience.

That being said you will only be saving about 10% of the construction cost and there is a learning curve and a lot to managing the construction as you mentioned liability, insurance cost, warranties, and finding and managing all of the subcontractors and trades. 

Also any mistakes come out of your pocket vs the contractor so that 10% can go away pretty quick.

You can scale much faster by outsourcing the construction and focusing on finding good deals and getting them sold.

I started as a GC in 1997 and now outsource all construction for all projects. There is way more ability to scale without the time factor and headaches of handling the construction side.
