well, being a broker and a contractor are kind of related if you are on the flipping business but i understand your point of view.  Main concern is in terms of liability and time consuming being both.  

it is worth it to get a general contractor license being a realtor ? or it is just better to hire a contractor in terms of liability and headaches pros - cons .

Hi, folks, i need some referrals of contractors familiarized with permanent foundation and setup manufactured homes. Flips .  in California  and transportation as well. 

There are several cash buyers since they own the land and sfr around the área are very expensive.. the value of this 1975 homes with land are around 130k to 150k. ...   and homes around it. 350k and up... 

I need some experienced people on this area. Mobile homes from 1975 and older with land on a not permanent foundation.  Is there any hard money lender willing to finance these type of properties for a flip ?. or cash out on a free an clear one? 

case 1 :  mobile homes 1975 and older with land on a not permanent foundation. ( finance for a flip or cash out )

case 2 :  Land with utilities on site but with not mobile home yet installed.  ( cash out )

case 3:  Get a construction loan to replace the old mobile home for a new manufactured home with permanent foundation , is there any construction loan for a flipper? or what type of loan to get to flip it?  Land is all paid off with utilities on site (there was a mobile home before)

Lately i received several offers from transactional funding companies where they can finance 100% of the deal. Reading more about it i was not able to find companies in CA doing that..    Could you refer me some transactional funding companies that you work with before ...  for homes in CA.
