PSA: Stay on Top of Your Permits and Inspections!!!

PUBLIC SERVICE ANNOUNCEMENT:

I've been live-in flipping for a long time, so I should know better. 

I just had my final occupancy permit inspection - and FAILED because I never got the Mechanical Rough Inspection signed off. 

Live in flips take longer, because you want to live there for at least 2 years to avoid capital gains taxes. At least, that's why I live in a construction zone.

So this permit is really old, and the mechanical rough happened probably 5-1/2 years ago. 

Stay on top of your permits, people. KNOW what's been signed off, and remember to call for reinspection as soon as possible.

Also, be nice to your inspectors. 

Carry on.

Good post!!! Every municipality is different. We do flips both in the Phoenix Market and in the Milwaukee Market. The process is so different from each other and attempted to apply what we knew from Phoenix to Milwaukee and made some mistakes along the way. Every municipality has their planning and development department and it's good to know the process of the area you are investing in.
