First investment property

I plan on getting a loan for my first investment property it will need a bit of work. I live in North Carolina. But I’m looking in the Detroit Michigan area. Any advice one would give me to look out for on a move like this? I’m going to get a loan for about 50k put it towards a duplex and renovation any positive and realistic feedback is welcome
