How do you effectively evaluate a rental property because all the time ARV isn't going to work in your favor. How do investors look at rental properties to catch their eye

I plan on getting a loan for my first investment property it will need a bit of work. I live in North Carolina. But I’m looking in the Detroit Michigan area. Okay so I got my 1st deal done. It was a probable deal it took months. But after this I realized I need to create a system. What are some steps to creating systems. I haven’t put out bandits signs I’m trying to find ways to get more inbound traffic. I want to create a system (Ring-less voice drops, hiring a VA) what are some steps needed in this process of growth.
