Low cost flips, how do you do them?

I have noticed a lot of low end flips where theyre purcahsed for 20-30k and sold for 120-150k. How are you getting these deals financed? In my experience hard money wont loan on something that cheap... This is the realm that I would like to play in but it seems the normal route of funding isnt an option...
