Reasonable Wholesale Spread
I’m looking to fix and flip a house I found from a wholesaler. They just sent over the assignment sheet and the spread is $27,000 on a $95,000 purchase price. Seems like a really big spread Am I paying too much? Does it matter if the numbers work?

If the property is worth $120K as is, they you are getting a bargain. If the property is worth $70K as is then you are getting ripped off. How much spread the wholesaler is making has Nothing to do With What it is Worth.
