I'm analyzing my first multi family (16 units).  The numbers seem like they work, but feel like I am missing something or somethingS.  Would anyone be willing to walk through it with me?  Thanks in advance for considering.  AJH

I have a friend I am partnering with to flip some houses. I'm bringing money to the table. He is a contractor and is bringing time and expertise of handling the rehab. We plan to start with splitting profits 50/50. I have a real estate LLC and we don't want to start an LLC together at this point so we can go at it 1 deal at at time. We are trying to figure out terms to put in a partnership agreement between us. Any guidance would be helpful? Thanks in advance. - AJH

I’m looking to fix and flip a house I found from a wholesaler. They just sent over the assignment sheet and the spread is $27,000 on a $95,000 purchase price. Seems like a really big spread Am I paying too much? Does it matter if the numbers work?
