Typical pay for “boots on the ground”

Hey everyone! I am about to acquire my first deal for a flip and I was going to approach my brother-in-law, also my agent, about being my boots on the ground. I am out of state and want someone to walk with contractors and keep them honest. What should I offer to pay him when I approach him about this? Also, how often should I have him check the house? Once a week? Before draws? Thanks!

DO you want him to decide the scope of work, work up contracts, follow up on rehabs, get multiple bids, meet contractors, pick out finishes, like flooring, lights, hardware? or are you doing most of this?

You need to have specific duties and responsibilities written out. Glad he is happy to help you, but you need to be on the same page- in writing!.

I assume you are handling the utilities, insurance, etc.
