Buying a house without a title search

After about 2 months this older gentleman and I decided on terms. I took them to him 9 business days before he leaves for Florida and he tells me he has two more offers now. He said he’ll have a decision by late next week and I mentioned how we won’t have time to do any title work. He said that’s fine we don’t need to we can just do a quit claim deed down at city hall. My concern is buying this house cash without a title search. A buddy of mine knows him and says good things but I’m still hesitant. Any advice?

I’d not only get the title search but also title insurance.
