Just wondering if it’s better to leave a nook or open area for a table in a rental kitchen,or just build an island.Is there a downside to not providing a nook?

Go with whatever is cheaper. Won't greatly effect marketability and won't effect rents at all. Keep ROI as your driving motivator.
