Pull title before purchase?

I'm about to make an offer for my first rehab and am worried I should check title before I submit offer.

If there are issues on title after my offer is accepted, what is the general process like? Can I get out if there is a substantial issue?

Should I add a note in special provision regarding Title? If so, what would it look like?

If title is not good, it can't be sold using any standard real estate purchase agreement since they will require the transfer of good and marketable title. Get the contract, turn it over to the title agent and ask for a preliminary search before you spend money if you are in doubt. The title company will give you a clearance and you can spend money, like loan fees/appraisal costs. It should be clear and insurable, but if problems arise, you can ask your attorney about who owes you for the money you spent, if anyone. good luck
