I could use some direction on a lead that I found.

Here's the situation:

Got a call from a seller that just recently got a divorce. She moved out of State but he still lives in this house for sale. It is NOT listed with a Realtor. And she DOES have the power to sell. He has missed the last two PITI's but is spending the $$$ to rehab it. So, its obvious that he has emotion wrapped up into this home. The seller (the wife) brought a few Realtors through the home (without her there); while he was there. Her intention was NOT to list it with one of them but rather to see how he would respond. The Realtors that walked through the home, told the seller (her) that he was nice to them. I have been in contact with her and she verbally agreed to my offer......I haven't spoke with her ex.....yet.

Any pointer would be wondeful!
