He's not doing this for me. You have to QUALIFY. You need at least a 700+ score. You need 2 months reserve. And you need gainful employment. So again, he's not doing anything for me. He has 11 different builders that rent office space from him. These builders want to get rid of the homes that they already built so they can build more.

I found a guy (investor/builder) who will do the following:

You pick any deals that you want to invest in. As many as your credit will allow. He would get them ALL rented out for you, but you may choose when to sell them. The Title Company will give you $13,000 @ close to cover ANY shortfall in rental income vs. mortgage pymt.

When you do decide to sell them off, you would get aprox. 20% RETURN (of course this will depend on WHEN you sell....nobody has a crystal ball).

No Money out of YOUR pocket.

We repeat this next year.

Here are some Q & A's that I already asked this investor/builder:

What are the qaulifications?
You need a 700 credit score or higher but this builder has an in-house credit solution company. Trust me, I already know what you're thinking....cuz I thought the same thing.

Who pays the closing costs?
The builder pays ALL closing costs

What about the taxes & insurance?
The taxes & insurance are already incorporated into these transactions.

Can I put these deals in a Trust?
Yes

Once I do sell them, who can claim the tax?
You (the new buyer) can claim ALL taxes.

Can I quick claim them into my company so my company may claim reasonable business deductions?
Again....yes.

How much will this investor/builder be putting into escrow to cover the rent vs. PITI every month?
$13,000 ~ This is to be paid by the Title Company at the CLOSE. This is also $13,000 PER DEAL.

Will this money be placed at the beginning of the contract or at the close?
At Close.

Will there be separate accounts for each property?
Yes. With 3 seperate closings at 100% financing...remember, your good credit will qaulify you.

What prevents this investor/builder from taking the funds out of escrow and using them for his other uses?
The Title Company prevents this. They are in TOTAL CONTROL.

I could use some direction on a lead that I found.

Here's the situation:

Got a call from a seller that just recently got a divorce. She moved out of State but he still lives in this house for sale. It is NOT listed with a Realtor. And she DOES have the power to sell. He has missed the last two PITI's but is spending the $$$ to rehab it. So, its obvious that he has emotion wrapped up into this home. The seller (the wife) brought a few Realtors through the home (without her there); while he was there. Her intention was NOT to list it with one of them but rather to see how he would respond. The Realtors that walked through the home, told the seller (her) that he was nice to them. I have been in contact with her and she verbally agreed to my offer......I haven't spoke with her ex.....yet.

Any pointer would be wondeful!

When I call on FSBO's or better yet, when they call me......instead of wasting my time....and the potential sellers time too, I ask ONE simple question:

Mr. or Mrs. Seller, on a scale of 1 - 10 (ten being the highest), how motivated are you?

If they answer with an 8 or below.....I simply will not work with them.

It's direct & to the point but......you have to be in this biz! :wink:

I would start assigning contracts. This means, playing the middle man on ALL deals. You find a deal, put it under contract, then you simply market that deal, and when you bring in a new end-buyer.....collect you're assignment fee.....then move onto the next great deal. The key here is to MARKET, MARKET, MARKET. Real Estate is a business......you should be ran like one.

Thanks......and if anyone else has any questions, my line is always open. Remember, communication is KEY in this business. If you have a question, or are doubting a certain technique.....ASK! I have been involved in real estate for the past 5 years.....and counting. BUT ~~ In no way am I a so called "guru." I am constantly learning this business as well.
