Questions t ask a flipper when investing

Good afternoon guys I have a question about investing in a flip. I know a guy who flip houses and he wants to know if I would invest with him as a part silent part active investor. I don't mind he has promised good returns but I never done this. So what should I know before doing this and what questions should I ask and answers should I get from him??? Please help!

@Anthony Jackson ask for references from past investors. Whats his track record? has he taken any losses? Can you go see some of his current or past projects? What are his strategies for acquiring to building to selling? Listen to the BP podcast #241 with @Jeff Wallenius
