My fiance and I are looking for flip opportunities as well as multi-family properties to fix and hold. Hey Everyone,

I am investing in California, Ohio, and Michigan and I am looking for reputable private lenders to help fund single and multi-family rehabs; I look to use the BRRRR method as much as possible. I have been in contact with private lenders through Facebook REI group pages but they seem iffy at best (lots of grammatical errors in their posts, no information on the internet, etc.) and I always seem to have an uneasy feeling when talking with them.

Any and all help is much appreciated to help me get these deals rolling!

@Guy Gimenez, just looking to wholesale remotely right now, had a few deals fall through because of xyz in CA, and within driving range. Since TX is a farther than a crow's flight, definitely want to make sure I have my formula right

@Guy Gimenez, perfect, most places I'm looking are are those areas (currently have a contract in Galveston for $10/s.f.) Any tips for the area since I'm not located in TX?

Hey all, I'm a new investor in California and have noticed interesting deals interesting Texas, but can't figure out average rehab costs per square foot. 

For a house about 2,000 ft Sq, with light rehab (paint, floor, landscaping), what would an average price be? 

I'm a wholesaler and have California calculations, but trying to figure out other states. 

Feel free to offer up other states, as well!
