Out of State Rehab Questions!

What's up BP, I'm doing some local flip deals here in LA atm, but an opportunity came to me to partner with someone who invests in the Phoenix, AZ market (also flips). The investor actually lives here in LA, but has a contact that he's known for years that does the project management etc... in Phoenix.

I've already asked to see the details and accountings of the last 4 deals with key information pieces (rehab amount, the SOW, profits, ROI's etc...).

What else should I be asking, considering, or researching before partnering up and deploying some of my capital into a flip project in Phoenix?

I've been interested in the concept of out of state investing, but it seems like this might be a legitimate opportunity and I want to do my due diligence thoroughly.

I appreciate any and all advice! Thank you BP'ers!
