Don't forget landscaping
I've read through a lot of threads and posted several of my own and one thing I often see overlooked and/or not mentioned when accurately estimating rehab costs is landscaping. Don't forget to include this into your costs in order to properly analyze a property since that could potentially be thousands of dollars that goes overlooked which ultimately can throw your numbers off and eat into your profit. I know those with experience do account for this but a lot of us newbies need to be reminded to calculate landscaping into our total overhead when evaluating deals.
