Value after partial rehab on 4plex

Hey guys,

Sort of a wonky situation mechanic question.

Say you have a 4plex that appraises at 50k and is pretty rough. Full rehab ARV would be 100k. If you rehabbed only two units would the value be about 75k? Because they are sort of discrete milestones? Or would it be like a house where the value would stay low until it was just about done (in this case all units)?
