Looking for advice on how to start
Hey BP Family,
i recently joined this site based on a book I came across about real estate investing and it pretty much said this site is a wealth of information and experience. All of my real estate experience has been from books and more recently I attended a real estate seminar provided by a local company with the expectation of receiving some valuable information and maybe a few opportunities to network and meet some like minded people. I did actually succeed in meeting some like minded people but it seemed like we were all at the same point. What do we actually do with all of this motivation and excitement about real estate investing? If anyone could help me get some experience under my belt to answer some of my questions about the implementation of the things advertised by the gurus and pros it would be very much appreciated. I'm a well of untapped potential just waiting for some actionable steps.

what are your goals and what kind of investments do you want to do? ie: bird dogging, wholesaling, buy and holds, flips, syndications, etc...
if you just want to start, go buy a multi-family property for you to live in and rent out the other units. this will give you some landlord experience and a place to live, probably for free. save, save, save...this "business" takes money (reserves, maintenance, repairs, etc).
read all of Brandon Turner's books, J Scotts books and "Landlording on Autopilot" by Mike Butler. good places to start. AND, of course, read BP and listen to every podcast.
