Help a noob estimate his first big project

Hi,

I purchased 5 houses before this one, but they all needed very little work.

This property is about, 1800 sq divided into 2 levels
The top level has been destroyed by fire. I need to rebuild that.
I will have 3 bedrooms and 2 baths.

Framing
Electrical
Siding
Plumbing
A/C ducts
Drywall
Roof
Sub floor ( top of the downstairs a bit )
Floors
Fixtures doors, sinks. etc.

My budget is 30k. I think that this is a bit high. My magical number would be 20k, and worst case 40k

House cost 39k. I am putting 2 down and 500 a month for 1 year. 7 year loan at 5%, but I need to sell or refinance in 1 year.
ARV is 120k. The location is very, very good.

Any input about the fire damage is helpful too.
