I got 3 estimates and they were all for 80k

I know it is going to be a lot of work. I just don't want to spend 80k. I talked to a contractor now that have seen the property and he wants 30k just to do the framing, walls and roof. He said that just the electrician would charge me 8k to re wire the house and put a new panel.

I am going to see other 2 contractors tomorrow morning, and see what they say.

The guy that have seen it said that the first floor and part of the second is fine.

Thanks guys.

I went there again and I can give more details this time.
first floor is almost intact, little damage in some parts of the ceiling.

Top floor is about 900 sq.
The frame still there, some places you can see it is black, and others are fine.
The siding is almost all there.

Here is my option #2

! could do a 3/2 downstairs if I convert the garage and still sell it for 90k - 100k

Hi,

I purchased 5 houses before this one, but they all needed very little work.

This property is about, 1800 sq divided into 2 levels
The top level has been destroyed by fire. I need to rebuild that.
I will have 3 bedrooms and 2 baths.

Drywall

Sub floor ( top of the downstairs a bit )
Floors
Fixtures doors, sinks. etc.

My budget is 30k. I think that this is a bit high. My magical number would be 20k, and worst case 40k

House cost 39k. I am putting 2 down and 500 a month for 1 year. 7 year loan at 5%, but I need to sell or refinance in 1 year.
ARV is 120k. The location is very, very good.

Any input about the fire damage is helpful too.
