@Jeremy Pakalka I think you are right. It's almost like, the more I learn, the more I feel I don't know enough. I do not have the credit to qualify for a HML for a flip. Even though wholesaling doesn't interest me as much, I know it better, and could do it without funds. Thanks for the advice.

thank you for your feedback and observations. There is no doubt there is much truth to what you both have said. I am primarily interested in rehabs, but feel intimidated by them due to my lack of experience. I am primarily interested in wholesaling for the time being.

Bryan, after my initial cringe of offense to your comment, I accept that is likely entirely true. My mindset is holding me back. I do not have funds to market, nor credit for HML. Any advice on how to find my first deal minus these tools? I have been driving for dollars with zero luck, thus far.

Hello everyone,

I have been educating myself through audio books, and REIA meetings for about a year now, but still feel like I do not know enough to really GET STARTED.

As a stay at home mom to a highly needy toddler, with a husband who works 80 hours a week.. I have very limited time to take the initial leap into completing my first deal. I evaluate deals for a few hours a day for a local, seasoned investor in the area, but that is not the big payout I was hoping for when I decided that Real Estate was the avenue I wanted to go.

Does anyone have any recommendations or advice for how I might educate myself more quickly or more effectively? I feel as though I understand A LOT more than some other newbies that I see already doing deals... and yet, I feel like I don't know EXACTLY how to begin, Any advice, anecdotes, suggestions would be greatly appreciated.

Hi, I found a little gem whilst "driving for dollars" in my own neighborhood! SFH, winterized, vacant and in dire need of some TLC. After discovering the property owner passed away 2 years ago, and the mailing address belongs to the owners parents estate, I am unsure how to go about finding them. I know they live out of state. The phone numbers I found for them on BeenVerified lead to nowhere.

Does anyone have any advice or recommendations as to how I might hunt down the deed owner?

@Bill Hinshaw, thanks for your input. what is DOM short for? I do not know how to narrow my search to just stilt houses in the area. Sq Ft and acreage wise, the comps are about $300-$375. I definitely can not find enough comps within a sq mile or two to rely on. Maybe it's not worth the risk, being so new to this.

Hello Investor friends,

I am just starting out wholesaling and, hopefully flipping soon, and found a property that interests me. BUT it is a stilt house. Asking is $169k on an acre of land with comps between $300-$450k, and the zillow est at $256k. needs some work, but probably no more than 30-40k. I shared it with an investor friend/coach and he said he would only buy as a tear down bc it is a stilt house. i was surprosed and bummed bc i saw a lot of potential for profit. 

Experienced buyers/flippers, would you likely agree with my coach? Are stilt houses a risky buy bc they do not appeal to mass buyers? Very curious to hear your thoughts. Thanks!

it does @David Bell! Thank you! I'm trying to be catchy yet not too out there. Everything I find when I google 'sell house fast' or some other variation seems to be very long and involve the words 'cash', 'fast', 'house' . I appreciate the advice and will look into some of the extensions you mentioned above.

Hello fellow investors,

I am just starting out investing and am primarily interested in flipping and wholesaling. I am having a very difficult time choosing a company/domain name and would love ANY advice you all can give me. the GoDaddy live chat help recommended I ask fellow investors what they believe is searched for when potential sellers and buyers are looking for investors. How important is a .com as apposed to a .co, .today, etc? i feel like all the good .com's are taken!

@Account Closed yes that is the only way I have figured out how to comp properties, too! My investor friend who is quite successful told me that was not a good enough... that I needed to find comps knowing exactly the upgrades in each. This makes some sense, of course, because you don't want to assume a lower or higher cost of repair than what will be necessary. I am just finding myself paralyzed in self doubt and unsure how to overcome the fear and get my first deal done. Thanks for the response!
