My first rehab

Hey everyone I am looking into purchasing a property in my area for a rehab flip. I primarily invest in short sales and this would be my first one where I actually spend time doing the repairs.

I have never rehabbed a property before and this will be my first one. Any advice? I am also curious as to everyones preferred method of financing for these deals. I try to use as little of my own money as possible. Any suggestions?
