Rehab Cost

Hello Everyone, quick question. 

So I have a good looking auction coming up starting at $110,000 with comps around 250-320,000. When using an investor, how do you go about getting the rehab costs covered also. Seeing as though you won't know the actual cost of repairs until you get the house? Also, how much do you pay back your investor?

Most investors would probably not personally lend on a sight unseen house if you can't get in but that deal looks amazing. Same time deals that look that amazing without tons of competition are too good to be true. I learned that the hard way.
