My first rental
So I am in the process of buying my first rental. it's a mid grade rental. I do my own work so I am trying to decide what things I can invest into this house to create more rent profit. I am not sure which items are worth it and which could just be a waste of money. all help and advice is appreciated:)

Assuming everything is in good condition I would put in hardwood floors. People love them and it will save you money replacing or shampooing carpet. If the carpets still have life in them, wait a few years till they wear out then replace them.
If the house isnt in good condition ie needs roof, siding, interior painting or if anything is broken, repair that first. No good tenant wants a run down apartment.
Personally, I go high end with my apartments. My kitchens all have special order cabinets, quartz countertops (better than granite, they dont stain), stainless appliances, washer dryers, bathrooms are all fully remodeled. Investing in the house is great for many ways. 1. Its a tax write off and lowers your tax exposure. 2. The value of your house increases (more equity you can borrow against) 3. And you get better tenants. Without a doubt, nice houses get the best tenants.
