Books on marketing for deals.
Are there any recommendations for books that focus specifically on direct marketing for real estate investment. Particularly interested in Multi Family although I guess any focus would be a great start. Thanks in advance!

@Account Closed List providers: listsource, melissadata, agentpro247 to name a few. You could do your own marketing (printing, stuffing, stamping, and mailing) letters yourself or you could have a company like YellowLetters handle your campaigns. Letters usually cost $1 per letter mailed.
When it comes to marketing, just test every variable. Try letters, postcards, zip letters... try making an actual offer on some units and then send a generic "call me if you want to sell" type piece. Then track all your results to determine what works best and do more of that.
Good luck!
