General Contractor Search

I'm a newbie to REI , And wholesaling . In the south jersey area. Wanna go check out property with a cheap asking price, looking for a general contractor that I can Pay to go see the property with me and come up with a rehab estimate.. What are some Questions to ask when interviewing a contractor?

Questions for the contractor: 

How long have you been in the remodel/construction industry?

Are you licensed?

Are you bonded?

Are you insured?

Do you pull permits for work?

Have you worked with investors before?

Do you work weekends or evenings? ( Most contractors that work with investors work long hours and weekends usually to meet deadlines and most importantly profit margins, Time is money!)

Do you have any references?

Do you have any addresses of properties you have completed?

Do you complete the work or sub it out?

What size of a team do you have if you complete the work?

If you use subs? Are they licensed, bonded and insured?

How do you breakdown your bids? (Itemized for labor and materials is best, This way you can see what your getting!)

Do you offer timelines for payments and work completed?

Do you guarantee your work? if so, how long? and is the guarantee passed to the new homeowners?
