Project Manager

Hi everyone!  I'm looking to invest in multiple states.  Although all are within a 2-3 hr driving distance, I'd like to hire a project manager to oversee repairs on a daily basis if the job requires it. 

Does anyone use a PM for their rehabs?  If so, do you pay them a % of the rehab costs or a simple flat fee?  

I'm also searching for examples of a service agreement but I haven't been able to find one as yet.  Any guidance is most appreciated.

I pay my PMs a salary plus a percentage of the profits.
