Hi Bryce! I am a Farmers agent in Independence, MO. We are very competitive in 1-4 family dwellings. I was able to save several of my investor friends a substantial amount of money switching their portfolios over and I personally saved $2850 by switching my 30 houses over. Are all the units the same floor plan? If so you have a nice opportunity for some value add! A year ago I bought an apt building with rents from 475 to 650. Today I have all but 2 units filled with good tenants at 625. The last two units were good inherited tenants that I didn't raise rent on because I they have lived there a long time. I bought it for 275k and it is now valued at 450k and I will refinance it and make a nice chunk! That would be my strategy will your fourplex.

30 year money at 4.anything is a beautiful thing! That is a great interest rate and in 27 years inflation has greatly decreased your debt and you have offset the payment to a tenant, and you have depreciated it over 27 years and got all those tax benefits. I don't think you could go wrong!

We are doing this in Independence and areas further east of the city. We buy houses at a frequency of 1 every 6 weeks. At the beginning of the year we could buy at a price where we could get our cash plus extra back. Prices went up where we would break even mid year, and now we seem to be leaving a few thousand per house in. The most important part is to meet with the appraiser and presenting where you have added value and why you think it should appraise at your target number.

I am a buy and hold investor who is interested in buying non performing notes. I was hoping to connect with someone local who is currently buying notes. I am very familiar with the rental game and have researched notes but have no real clue in the note space. I am hoping to pull the trigger soon but would like to talk to someone who has more experience than myself first. Thanks in advance!

Patrick, you can go straight from the HML to a mortgage but the best you could do is a 20yr adjustable portfolio loan from a small bank. I assumed you would want to do a 30yr fixed product which are government backed loans. They don't like doing the cash out part so this is why I do a HELOC in between for my cash out.

Our rental business is growing and we are wanting to automate some of our systems. We currently collect the majority of our rents via checks mailed to a PO Box. We do have 2 tenants who pay online via PopMoney which has served us well thus far. Finally to my question. We are wanting to set up a website using our own domain name where we can add a link or accept rent payments through the website. I have looked into cozy.co, PayPal, PopMoney, and several other 3rd party merchants, but from what I gather, the tenant would have to go to the merchant's website in order to pay online. I am wanting something that is more streamline directly from our own website - think paying on Amazon, etc. Does anyone have a set up similar to this or have insight on how to make this happen?? Disclaimer - I am not tech savvy!!

If all goes well we do the HELOC as soon as the house has been renovated. Our bank lets us take 75% arv with no seasoning period. After we get the HELOC it takes about 45 days to record with the county, once it does then you can start the conventional loan process which takes 30 -45 days. We typically have 4-5 HELOC houses awaiting refinance and move them to conventional finance two at a time.
