Fort Worth, TX Investors potentially great deal by TCU

I'm pretty sure I came across a really good deal over by TCU. It's a bit out of my price range just starting out but I think it is a great deal for a more experienced investor and can be a good learning experience for me. I want to look at this property through an investors eyes.
