Maple Flooring
I have a low end home we are completely rehabbing. The flooring in the family and dining room is maple that has had nothing done to it for probably 30 years. Basically all the finish has worn off and stain spots. Should I refinish it the "normal" way with sanding, stain and 3 coats of finish? Any low cost ways to make it look decent? It is a long term rental. Thanks!

Hardwood floors are durable and if you have 'em already and they're usable, by all means, keep them.
Not having anything done to them in 30 years could be a plus if the wear layer is still thick enough to allow for it to be sanded. Some of the stains just might sand out. For those that don't, going with a dark stain color can help to hide.
Require the tenants to cover primary traffic routes with runners and the other areas with rugs.
